 Home prices have dropped and combined with low interest rates, homes are more affordable than ever.  Unfortunately, many people believe they won't qualify for a mortgage.  You may even have already been turned down by a local bank.

 What most people don't know is that each bank has their own criteria they use to decide who to approve and who to decline.  Some banks are more forgiving about credit issues, while other expect perfect credit.   Many 'hometown' banks have a small mortgage portfolio and need to have extremely high credit standards so they can minimize their exposure to risk.

 This means that if you've tried to get 'pre-qualified' through your local bank, you've probably need declined.  Some reports indicate right now 80% of applicants DO NOT meet the heightened credit and lending requirement from these banks and are being declined. 

But don't give up...just because you've been declined before doesn't mean home ownership is out of reach.  Other lenders may have access to different lending programs and different lending criteria which could make the difference between getting APPROVED instead of denied.  In addition, if you have challenges with your credit, you just may qualify to have your mortgage provider reimburse you for credit repair services should you need them.
